Homeowners urged not to ignore 2 early signs roof is ‘vulnerable’

Before winter rain and storms start to roll across the country, Brits are being warned to check their homes for damage. Cracked or missing roof tiles are more than just an inconvenience — they could cost you tens of thousands of pounds if you fail to repair them. 

Experts are warning homeowners to  double check their roofs before bad weather and save themselves up to £30,000. Moreover, the Housing Act 2004 gives local authorities the power to issue heavy penalties against homeowners who neglect hazardous property conditions. Under Section 249A, councils can impose civil penalties of up to £30,000 per offence for failing to comply with improvement notices or allowing hazards to go unchecked.

Roofing expert Daniel Cunliffe at Daniel Roofing And Guttering said: “Many people don’t realise that ignoring something as simple as a crack or loose tile can turn into a serious structural issue. If left untreated, these problems don’t just cost thousands in repairs – they can also lead to hefty fines if the property is deemed unsafe. In some cases, a roof left neglected can put you at risk of penalties as high as £30,000.”

Rain and damp can quickly exacerbate small damages to your roof and lead to a big bill. David said: “A lot of people ignore small cracks or a single slipped tile, but these are the early warnings that the roof is vulnerable.

“By the time water has seeped through or the structure has shifted, the cost of repair has multiplied several times over — and that’s before you even consider the possibility of a £30,000 fine.”

If you notice cracks in tiles or chimney stacks, sagging rooflines, missing or slipped tiles after storms, damp patches in lofts or ceilings, or mould caused by trapped moisture, these can all be early warning signs that your roof is failing and it’s in your best interest to get it seen to by a professional immediately. 

David said: “A roof is the first line of defence for any home.

“Checking it twice a year and after heavy storms is essential. Not only will this protect your property value, but it could save you from legal trouble too. A quick inspection now could stop a nightmare later in the year.”
