A thriving high street, cultural renown and good local transport are assets not to be underestimated when deciding where to put down roots – and an Essex town just 30 minutes away from Liverpool Street has all three in spades.

It’s no surprise that Buckhurst Hill has topped Muddy Stilettos’ list of the best places to live in the UK for 2025. The small town combines acres of wildlife – thanks to nearby Epping Forest – with high-end culinary and diverse retail scenes.

Combined with its tube station, connecting to London via the Central Line, it’s a popular choice with those working in the city wanting to get away from all the action.

Cultural hotspots include the Electric Gallery in South Woodford and Georgian mansion Copped Hall—but thanks to its popularity, house prices are eye-watering, averaging £701,874.

Hero Brown, founder of the Muddy Stilettos lifestyle brand, thinks they’re homes worth spending money on, however.

Offering insight into the reasons behind Buckhurst Hill’s spot on the list, she highlighted restaurant favourites, including the Indian Tandoor at the Chambers, country pub The Three Colts and the Il Vino Wine bar.

She also named some of the area’s best independent retailers, including underwear store Pretty Things, homeware stop One Six Queens, and “gorgeous” flower shop Carole Langley, among the creme de la creme of the high street.

The town’s profile was also boosted by its rich local history, including the legend surrounding Turpin Cave in Epping Forest – namely, that highwayman Dick Turpin hid out in the cave in the 18th century and that his spirit still haunts the area.

Hero added: “When people decide to move, they’re searching for more than just a house – they want a home, a lifestyle that works for them and their family and a long-term investment too.

“Our 2025 guide will give them that extra reassurance they need to make their search easier in these difficult economic times.”
