Homeowners can massively boost the value of their property with a particular kind of tree, an expert says.
Dan Fells, a property expert at Fells New Forest Property, says having a mature maple tree outside your property can boost its value by as much as 15 percent.
“A fully-grown maple tree can certainly enhance property value by adding visual appeal, shade, privacy and seasonal colour,” he told GB News.
“Mature trees like maples typically increase property value by five per cent to 15 per cent, as they add character and an established feel that buyers find attractive.”
But the trees are just one of many garden features that can add value, some of which are far cheaper and easier.
“Other valuable garden additions include outdoor seating areas to extend the living space, well-maintained lawns with perennial plant beds for a polished, low-maintenance look, and privacy features such as fences or hedges,” Dan explained.
“Adding ambient lighting for evening use and tranquil water features can further enhance appeal, potentially increasing the property’s sale price,” he added.
Ealier this year, Terry Fisher, a property expert from We Buy Any Home, emphasised the importance of giving your home “curb appeal”, referring to how the outside of a property looks to potential buyers.
“If your front door is looking a bit tired, giving it a lick of paint can make a world of difference and make your home look and feel more inviting before any prospective buyer steps foot inside,” he recommended.
He added that vibrant colours like blue or red can make your property “stand out and attract potential buyers as they walk or drive by, while a more subdued hue can appeal to those looking for something more traditional”.
But he cautioned, “Just make sure to choose a colour that compliments the colour of the outside of your home and doesn’t clash as this can make your home look ‘cheap’ and be off-putting.”
Among his other various tips, Terry emphasised that small details like the numbers on your door, door knockers and letterboxes can make a difference.
“Giving these a polish or replacing them if they are old and faded can significantly improve a buyer’s impression of your home for just a few minutes work.”
