This “secret” strategy can flip the process on its head, helping sellers secure multiple offers and even a bidding war. Michael Smith, a property expert at Bluefield Realty Group said: “Most people think selling comes down to location and price, but presentation and smart marketing make a world of difference. If you do this properly, your home can genuinely fly off the market.” The property expert explained there is a four-part strategy that works well with the estate tactics adding that following the process will help in their homes selling quickly with high offers.
1. It all starts with pricing:
According to the expert, the first step is to smartly price the property. He warns that overpricing in the hope of ‘leaving room to negotiate’ is a mistake that can leave homes languishing online.
He said: “If you come in slightly under market value, you create the feeling of a bargain. That’s when buyers rush in and compete with one another, which pushes the final sale price higher than if you’d gone in too strong to begin with.
“A stale listing can be poisonous. If it sits too long, people assume something’s wrong with it. A smart, slightly tempting price is often the trigger for multiple offers.”
2. Staging and photography that stop buyers scrolling:
The expert insisted that the propety should always look presentable online and in person. He urges sellers to declutter, lean towards neutral décor, and use lighting to its full potential.
He said: “First impressions are everything. The reality is buyers fall in love with images before they even walk through the door. Professional staging and photography aren’t an expense, they’re an investment. If people can picture themselves in a home, rather than fighting to look past someone else’s clutter, they’re far more likely to put in a strong offer.”

The property expert also recomments teasing your property before it even goes live. He said:
“‘Coming soon’ listings are like dropping a movie trailer. You’re building hype before the premiere. Buyers see that something desirable is about to hit the market, and the fear of missing out kicks in.”
According to him, this tactic is especially effective in competitive areas. “People want what they think is in short supply. If they see there’s already interest, they’ll act faster, often making stronger offers to avoid losing out.”

The property expert said: “Instead of scattering viewings across the week, hold a single open house or concentrated viewing window. It forces all buyers into the same space at the same time.
