As the property market picks up pace, homeowners looking to sell may want to consider one particular feature that could significantly boost their home’s value. According to research a majority of UK house-hunters (57%) consider a garage a “must-have” feature in a property, with a further 27% stating they would “really like one”.
Estate experts claim that simply having a garage can add at least £10,000 to a home’s value, while a double garage can boost the price by as much as £20,000.
David Cooper, director at Redbrik Estate Agents, said: “The benefits of a garage vary depending on the property, but typically a single garage adds around £10,000 to a property’s value, while a double garage can add around £20,000.
“The exact increase depends on the property’s overall value, location, and type. In urban areas or locations where parking is scarce, a garage can be an even more valuable asset.”
Garages rank higher than other desirable home features such as an en-suite master bedroom, a utility room, and even off-street parking.
Some 23% of buyers even claimed they would prefer a garage over an en-suite, while 15% said they would choose a garage over a large garden.
To maximise value, experts suggest maintaining or upgrading the garage space.
Mr Cooper said: “Those who convert their garage into a home office or gym can add further value, especially with the rise of remote working.
“However, in areas where parking is at a premium, keeping a garage for its original purpose may be more beneficial.”
The aesthetic and security features of a garage also matter to buyers.
“A modern, well-maintained garage door enhances curb appeal, while outdated or clashing designs can reduce a home’s desirability,” said Mr Cooper.
He added: “Security is another key factor, reinforced doors, smart locks, and automated systems all make a garage more attractive to potential buyers.”
Alastair Mayne, is chief operating officer at Garolla, a garage door company responsible for the research.
He said: “Over the past year, our most popular garage door colours have been white, anthracite, black, dark blue, and Chartwell green.
“Choosing a garage door that complements the home’s exterior and provides security can be a smart investment for sellers.”
For those considering selling their home, ensuring the garage is well-maintained, secure, and visually appealing could make all the difference in achieving a higher asking price.
Whether left as a functional storage space or transformed into an additional living area, a garage remains one of the most sought-after property features in the UK housing market.
